Malgré des valeurs déjà très élevées, la Loire-Atlantique continue d'afficher des prix en hausse. L'an dernier, ils ont progressé de 11,7 % pour les appartements et de 14 % pour les maisons. Quant aux terrains à bâtir, ils ont bondi de 18,3 %. C'est pire encore sur le littoral où les tarifs ont flambé. Ainsi, sur la Côte de Jade, les prix s'apprécient de 19,1 % et sur la Côte d'Amour de 15,5 %.

Comme toujours, la Côte d'Amour reste la plus chère. Son prix moyen au mètre carré atteint 3.579 euros selon les notaires de Bretagne, contre 2.566 euros pour sa voisine. C'est évidemment La Baule qui tire les prix vers le haut, sans espoir de prochain fléchissement. « Le marché baulois est particulier, explique Eric Dorner, responsable d'une agence Laforêt à La Baule, l'offre y est très réduite et la demande importante. » Il est vrai que la station attire une clientèle de quinquagénaires qui cherchent à s'installer pour la retraite. « Une clientèle qui dispose souvent d'un apport personnel important lié à la revente d'un autre bien », souligne Eric Dorner. Sur l'ensemble du littoral, les retraités sont à l'origine d'une vente sur trois, les cadres supérieurs y sont impliqués dans 20 % des cas. Selon les notaires, leur budget moyen se situe à 200.000 euros alors qu'il n'est que de 156.000 euros pour les acquéreurs locaux.

D'ailleurs ceux-ci sont devenus ultra-minoritaires, ne représentant plus que 28 % des transactions sur la Côte de Jade, et 20 % sur la Côte d'Amour. Et pour cause... A La Baule, les prix atteignent facilement de 4.500 euros à 5.000 euros le mètre carré en centre-ville. Avec une vue sur l'océan, les valeurs s'envolent pour des biens de grand standing. Un appartement avec terrasse est parti récemment à 10.000 euros le mètre carré. Quant aux maisons, leurs prix varient considérablement. Dans le quartier du marché, par exemple, une maison de 130 à 150 m2 avec 300 à 400 m2 de jardin se vend en moyenne 600.000 euros. Là encore, la vue sur l'océan se paie. Et de toute façon, l'offre est confidentielle. « Les maisons avec vue sur la mer et notamment celles construites sur le remblai n'ont pas de prix », précise un autre agent immobilier.

Aux portes de La Baule, Le Pouliguen s'affiche aux mêmes prix mais on peut y trouver des terrains un peu plus grands. La station s'adresse à une clientèle plus familiale qu'à La Baule. Pour trouver moins cher, Le Croisic : d'après les professionnels, les prix y sont 25 % moins chers qu'à La Baule ou au Pouliguen.
